Fort Mill is close enough to the shop to work like a Charlotte suburb and permits like another state, because it is one. Most of what we build here sits in newer subdivisions where the house went up recently and the backyard was handed over as graded clay, so we are building the entire outdoor space in one go rather than adding to somebody else's work.

Building in Fort Mill
Permitting runs through York County and the Town of Fort Mill rather than Mecklenburg, on a different code cycle and a different inspection schedule, so a Fort Mill build gets planned on its own timeline instead of borrowing a Charlotte one. The other constant is the HOA. The newer neighbourhoods run active architectural review, and that approval takes longer than the county permit, so we prepare the packet alongside the drawings. Lots here are flat and freshly graded, which keeps excavation simple and moves the money into drainage, because new-build clay sheds water straight at the house until somebody deals with it properly.
We keep the service radius tight on purpose — roughly an hour of the shop. That's how crews arrive when they said they would, and how we get back out quickly if something needs attention after handoff. Fort Mill is comfortably inside it.
